What this job involves : Responsible for implementing a strategic asset management plan to integrate clients existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach.

What is your day to day?
- Develops analysis methods to determine the reliability of components, equipment and processes in accordance with JLL's enhanced reliability and asset management program.
- Acquires and analyzes data from connected systems and continually improves maintenance program strategy to meet results-based performance measures.
- Conducts ongoing maintenance maturity assessments to ensure progress as planned.
- Monitors root cause failure analysis (RCFA) of equipment failures to determine corrective action required for the situation.
- Determines cost advantages of alternatives and develops action plans that meet internal/external customer demands for process/equipment reliability to avoid failures.
- Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs and capital planning processes to develop life cycle analysis and recommendations for repair versus replacement decisions.
- Performs program and system/equipment audits periodically and as needed. Audits will typically focus on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
- Coordinates the use of other engineers, technicians, and third-party resources to achieve the goal of cost-effective improvements in asset management and reliability for maintenance and projects.
- Maintain complete and accurate records/plans within computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
- Develop and maintain “Key Performance Indicators" of equipment reliability.
- Ensure that the appropriate Maintenance and Reliability metrics are in place throughout the site, (planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, etc.).
- Ensure equipment history is maintained and analyzed for future trends
- Actively collaborate with Maintenance and Planning groups
Desired experience and technical skills
- BS in an Engineering discipline, mechanical or electrical preferred.
- Fluent English
- Five to 10 years' experience implementing RCM, CbM/PdM methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
- Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems
- Experience in critical/ regulated environments preferred (data centers, laboratories, manufacturing environments, automotive, petro-chemicals, pharmaceuticals etc.)
- Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
- Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
- Ability to use variety of Computerized Maintenance Management Systems and IT tools
- Understanding of moving and rotating equipment such as pumps, motors, egearboxes, conveyors, etc., from an operations and maintenance perspective, mechanically and electrically.
- xperience w/ predictive maintenance technologies including, but not limited to, vibration analysis, oil analysis, infrared Thermography, ultrasound, and motor current analysis.
- Certified Reliability Leader is preferred.
- Certified Maintenance Reliability Professional is preferred.
- Level 2 thermography certification is preferred.
- Level 2 vibration certification is preferred.
- Level 2 ultrasound certification is preferred.
